The Landlord and Tenant Act 1954 gives rights to many tenants of business premises to remain in occupation on lease expiry and to apply for a new lease at a market rent. Landlords have rights to terminate tenancies protected under the 1954 Act on limited grounds or to seek a new tenancy on expiry of the old at a market rent.
